'Red Ash' Floor Replacements

Hardcore material such as red ash, black ash, and fly/ash were materials used in properties built generally between 1942 and 1972 as hardcore beneath the concrete floor slab.

 

These industrial materials were a byproduct typically from coal mines, steelworks, foundries and power stations containing sulphate that can cause major issues within the concrete floor slab thus causing heave (doming), cracking and even damage to the brickwork externally below DPC.

 

Mortgage providers will require the floors to be tested if it is suspected that the property is built on ‘red ash’, if the levels are high or if there appears to be sulphate damage.

 

The surveyor then, on behalf of the lender, will request that the floors are to be replaced.
